Correct pricing

Accurate property pricing from the first moment that the home is on the market is crucial to get the best value during the actual sale. At first glance, it might seem best to offer the property at the highest possible price, but this can actually depress the value that the property ends up getting sold for in the final analysis. 

Thanks to modern technology, buyers have access to many comparable homes that are on the market, and they quickly form their own opinion of what is a reasonable price range for a certain type of property. If a house is priced too far above this range, buyers will not even come visit the property because they do not want to be perceived as “rude” for making an offer on the house if the amount they would want to offer is too far away from what the seller is proposing. This can result in no one even visiting the home to take a look!    

To make the situation even worse, when a property is listed for sale on databases and websites for too many weeks or months without being sold, agents and potential buyers start to get the idea that there must be something “wrong” with the property. Even when a price reduction is later made (to catch up with the market), the stigma of “on Zillow for 188 days” continues, and this might result in further reduced interest in the house. Especially in a downtrending market, this can really kill off any potential of a sale.

Ironically, nowhere are houses being overpriced more often than in the luxury market. Luxury homes are often custom-built, making it challenging for unexperienced selling agents to find comparable properties. Yet luxury home buyers are usually savvy and financially educated professionals with a sharp eye for getting value for their money. And just like in any market segment, most luxury buyers have a reluctance of being perceived as rude for making an offer that lies too far below the seller’s stated expectations. Offers did not come in quickly, and after this period, buyers and their agents started perceiving that “their must be something wrong with that house.” 

Providing that the property is being promoted with excellent photography and a true detailing of all of its beneficial features, a house priced right will sell. It will not only sell, it may attract multiple offers, so that buyers start bidding against each other. In this scenario, the house sells quickly and at the best value that can be had in the current market (an especially important fact when the market is downtrending). 

It is the agent’s job to anticipate the market and provide the seller with an accurate price estimate, using ACTUAL comparables of properties that have actually sold, not just properties that have been listed. This is a fine art and has a surprisingly large number of rules and factors to take into consideration, but it is one of the key elements in getting a property sold quickly and at the best possible value. It cannot be done by automatic algorithms.

This includes looking at uptrending our downtrending markets, the specific neighborhood that you are in, the submarkets that might exist within your specific neighborhood, the particular features of your house and how it compares to other homes that have recently sold and are realistically similar, zoning, permits, county plans for the neighborhood and what is the current supply of similar houses in your market versus the demand from buyers.
